About our commercial office cleaning service

An office gets dirty in predictable ways: kitchen worktops and fridges, washroom fittings, desk surfaces, door handles and the carpet tiles around busy walkways. Under the Workplace (Health, Safety and Welfare) Regulations 1992 employers must keep workplaces, furniture and fittings sufficiently clean, and most businesses find the simplest way to do that is a regular contract with a clear specification.

We set up commercial office cleaning around how your building is actually used. That means agreeing which areas are cleaned on each visit, which tasks are weekly or monthly, when the cleaners come in, and how keys, alarms and supplies are handled. You get one fixed price for the agreed scope, and a deep clean, carpet clean or washroom service can be added whenever you need it.

Our commercial office cleaning services

Regular contract cleaning

Daily, several times a week or weekly visits, before or after working hours. Desks, kitchens, washrooms, bins, floors and touch points cleaned to a written specification so nothing is missed.

Office deep cleaning

A top-to-bottom clean for a fresh start, a new tenancy or after a period of neglect. High-level dusting, skirting boards, behind and under furniture, kitchen appliances inside and out, and a thorough washroom descale.

Washroom and kitchen hygiene

Toilets, urinals, basins, taps and partitions cleaned and disinfected, consumables replenished, and kitchen areas including microwaves, fridges and dishwashers kept hygienic.

Carpet and hard floor care

Hot water extraction for carpet tiles and broadloom, spot treatment of stains, and machine scrubbing or buffing of vinyl, LVT and other hard floors on a periodic schedule.

Window and glass cleaning

Internal glass, glazed partitions and meeting room screens kept smear-free, with external window cleaning arranged separately where access allows.

Move-in, move-out and after-builders cleans

Offices cleaned ready for handover at the end of a lease, before a new team moves in, or after refurbishment works when dust has settled on every surface.

How it works

  1. Tell us about the office

Send the approximate floor area, number of staff, washrooms and kitchens, and how often you would like cleaning. Floor plans or photos help.

  2. Agree the scope

We put together a cleaning specification listing what is done on each visit and what is done weekly or monthly, so both sides know exactly what is included.

  3. Fixed price

You get one clear price per visit or per month for that scope, including labour and cleaning products, with any extras priced separately up front.

  4. Cleaning starts

Cleaners are briefed on the site, key holding and alarm procedures are agreed, and visits are scheduled around your working hours.

  5. Ongoing checks

Regular quality checks and a direct contact for any issues, so standards stay consistent and changes to the scope are easy to make.

Commercial office cleaning: frequently asked questions

How much does commercial office cleaning cost?

Most UK contract cleaning is priced from an hourly rate per cleaner, typically around £18 to £30 an hour outside London and more in central London. A small office cleaned for two hours once a week usually works out at roughly £150 to £250 a month, while a five-day service of two hours a day is often £800 to £1,200 a month. Deep cleans are usually priced per job, from around £200 for a small office.

How often should an office be cleaned?

Most offices with staff in every day benefit from daily or at least three visits a week for kitchens, washrooms and bins, because these are where hygiene problems build up fastest. Smaller or part-time offices often manage well with one or two visits a week. Periodic tasks such as carpet extraction, high-level dusting and appliance deep cleans are usually done monthly or quarterly.

Do you clean outside office hours?

Yes. Most office cleaning happens early in the morning or in the evening so it does not disrupt staff. Weekend visits can also be arranged. Daytime cleaning is an option if you prefer a visible cleaner who can deal with spills and restock as the day goes on.

Do you supply the cleaning products and equipment?

Yes. Cleaning chemicals, cloths, mops and vacuums are normally included in the price. Washroom consumables such as toilet roll, hand towels and soap can be supplied and recharged, or you can provide your own. All chemicals are used in line with COSHH requirements.

What is included in a regular office clean?

A typical visit covers emptying bins and recycling, wiping desks and work surfaces, cleaning touch points such as door handles and light switches, cleaning and disinfecting washrooms, cleaning the kitchen and washing up, and vacuuming or mopping floors. The exact list is set out in the cleaning specification so you can add or remove tasks.

How long is the contract?

Many office cleaning contracts run on a rolling monthly basis with a notice period, often 30 days, while larger sites sometimes agree a fixed 12-month term. Always check the notice period and what happens to the price if your hours change before you sign.

What happens if we switch from another cleaning company?

Changing provider is usually straightforward: agree a start date that matches your current notice period and hand over keys and alarm codes securely. If your existing cleaners are mainly assigned to your site, the TUPE regulations may mean they transfer to the new provider, so it is worth checking that early.

Can you clean other commercial premises as well as offices?

Yes. The same approach works for serviced offices, shared workspaces, showrooms, clinics, schools offices and communal areas in office buildings. Tell us about the premises and we will set the scope accordingly.
